Navigating Ireland’s housing market for relocating employees

Moving to a new country comes with its own set of challenges, and for employees relocating to Ireland, one of the most daunting tasks is navigating the complexities of the housing market. With the demand for housing on the rise and the market heavily influenced by estate agents and private landlords, securing accommodation has become more challenging than ever before.

At Cornerstone, we understand the unique challenges faced by employees when relocating to Ireland, especially when it comes to finding suitable housing. With an increase in the volume of international hires expected in 2024, it’s crucial for employees and employers alike to be well-informed about the housing process and requirements.

Expressions of interest from applicants outside of Ireland often go unnoticed unless represented by a trusted third party, such as a relocation agent like us. To increase the chances of securing accommodation, it’s essential for employees to understand what documentation they must present and how best to present it to be considered for a viewing.

Here’s what’s required:

  • Employer and Landlord References: Providing references from current or previous employers and landlords is crucial in assessing the employee’s suitability as a tenant and confirming their rental history.
  • Proof of Financial Ability: Along with documentation demonstrating financial capability to pay rent, such as recent pay slips or bank statements, information regarding yearly wages is necessary to demonstrate financial stability and ensure affordability.
  • Self-Description: A brief description of the employee, including background, occupation, the number of people intending to live in the apartment, and whether they have pets, helps agents and landlords understand their household’s needs and ensures a good fit with the property.

Once the agent has the required information, they assess suitability and decide whether or not to invite for an interview. However, the final selection is entirely at the discretion of the landlord.

Despite the challenges, being called to view a property is a significant step forward, indicating that the employee is well on their way to securing accommodation. With agents receiving anywhere from 500 to 800 inquiries on average, being invited for a viewing means that the employee is 90% there!
