Dublin’s rental market remains challenging for relocating employees and families. Rents are still rising, suitable properties attract considerable interest and availability has fallen compared with last year.
The latest figures show that the average rent for a new tenancy in Dublin reached €2,335 per month in the first quarter of 2026—an increase of 7.8% over the year.
Advertised rents can be even higher. According to Daft.ie’s latest Rental Report, the average advertised rent for a two-bedroom apartment in Dublin was approximately €2,634 per month during the second quarter of 2026.
These figures measure different parts of the market: the Residential Tenancies Board records agreed rents for registered tenancies, while Daft.ie tracks properties advertised to new renters. People relocating to Dublin are more likely to encounter current advertised prices during their search.
Supply remains limited
On 1 August 2026, there were 1,123 homes advertised for rent in Dublin—18% fewer than a year earlier.
Although rent growth slowed during the second quarter, limited availability continues to create competition. Employees with fixed arrival dates, restricted budgets, pets or specific commuting and school requirements may find the search particularly difficult.
Ireland’s rental rules also changed in March 2026. In certain circumstances, landlords can now reset the rent to the current market level between tenancies. This contributed to a sharp increase in advertised rents during the first quarter, although the rate of growth slowed between March and June.
